Having Been In The Nightclub And Pub Industry For The Last 10 Years, I Have Now Decided To Go It Alone. I Am Looking To Start Off Small, And Within 5 Years Have A Small Pubco With All Units Offering Food Totalling Around 14 Units In All.

Most Pubs Within The UK That Succeed Must Have Food Operation Within The Venue, I Am Looking To Do The Same, And Within 5 Years Have A Pubco With 14 Units.

At First I Would Like To Venues To Be In And Around The East Midlands Area, Reason For This Is That I Know The Area Very Well, And Of Course Its An Area Within 1 To 2 Hour Traveling Distance From My Base In Leicester.

Initally It Would Be To Take On One Unit With In The East Midlands And Sites And Locations Have Already Been Identified.

I Am Looking At Take On Lease, Tenancy Or Freehold Units Within This Demographic Area, With The Units Able To Have Scope To Do Food Along Side Wet Sales, Or Further Improve The Food Operations Of The Unit. In Addition It Would Be Nice To Have Unit That Would Be Able To Offer Accommodation Above The Unit, In The Form Of Rooms To Let Or Maybe A Small Bed And Breakfast Opperation With The First Being The Proffered. By Having Rooms To Let, This Would Be A Huge Advantage In The Form Of The Income Generated Would Be Used To Offset Against Any Rent On The Unit. This Could Be Anywhere In The Region Of 25 To 50% Of The Rent Should The Correct Venue Be Chosen.

This Would Be Same Format Accross The Whole Of The Estate.

Ideally I Would Like To Setup The New Company Via The EIS Scheme ( Enterprise Investment Scheme ) This Tax Efficent Scheme Will Be Of Advantage To Any Investor For There Own Personal Tax Affairs.

Over The Last 6 Months A Lot Of Small Pubcos Have Been Formed Using This Scheme Setup By HMRC.

Having Great Experience In The Day To Day Operations Of A Pub, From The Operational Side And The Back Office, Dealing With Suppliers, Making Sure We Have The Best Deals And Ensuring That Our Energy Costs Are Low.

A Great Advocate Of Social Media Such As Facebook, And Designing My Own POS And Advertising ( Examples Can Be Shown ) As I Have 7 Years Experience In Using Photoshop And Other Programme Applications For Websites. This Has Allowed Me To React To The Market Quicker And Cut Graphic Design Costs Down.

RETURN ON INVESTMENT:
Would Like To Offer An Investor 55% Of The Business With The Remainder Being For Myself. Would Like To Grow To A Small Pub Co Of 14 Sites Within 5 Years, With The Opition Of The Investor To Exit On Year 5 If They So Wish, With Myself Being Given First Opition To Take The Remainder Of The 60% Share Over Or Althernatively Arrange Further Funding Via Different Sources.
