A large, warm furnished double room will be available from 25th November above Linghams Motors, for 80 pounds a week.

All utility bills are included, as well as council tax and wireless internet: four weeks rent are required as a deposit.

We are a dynamic and friendly group, aged 24-45; a playwright, a PhD student at the LCF, a decorator and a cleaner. You would be the fifth. Any job or background is welcome but it's important you're both open-minded and considerate.

Wonderful local area for walks, including a huge park and the Walthamstow Marsh. At the other end of things, there are large supermarkets in Dalston and Hackney.

Smoking is fine, in your bedroom. There is no lounge; only two kitchens and an intimate lavatory.

Excellent public transport: Clapton station (3 minutes walk) or Hackney Central Overground (10 mins). Good variety of bus routes, including the 48 to London Bridge and the 38 to Victoria (via centre).

There is secure storage for a bicycle downstairs, but no car parking space.
