London flatshare - double rooms - north
Highbury & Islington flat. Nice and close to everything (£112 pw)
Our long term flatmate, is moving from the nice London weather for
something a bit more tropical in SE Asia. From the 1st of December, we
have his room up for grabs.
Below are all the details that should help you assess whether this
room is for you!
THE LOCATION
We are centrally located right next to major bus lines to central
London and Highbury & Islington Tube/Overground. Our flat will not
disappoint those needing to use transport as we are right in a central
transit hub!
The flat is located at the top of beautiful Upper Street and should
you be an Arsenal fan, you can join the throngs as the walk will only
take you ten minutes. There are pubs and shops galore if you turn left
or right and we are directly opposite Relentless Garage, a venue for
some great bands/DJs (don’t worry, the noise doesn’t get that bad).
Tesco is a minute away and we have a Budgens a little further down
upper street.
Aquaterra gym is just across the road and behind it, beautiful
Highbury Fields. Whilst not for gym junkies, it is of reasonable size
and has a 25m heated pool.
THE FLAT
The flat is located in a building of approx. 15 flats. It is 4
bedrooms with 3 of these facing Holloway Road. The available room, is
one that faces Holloway Road.
Some general points about the flat. It has:
-A largish kitchen with table in the middle.
-One bathroom + toilet and another with just a toilet. The shower
pressure is ok, not jet blasting, yet sufficient. We just had the
bathroom updated with a fresh paint, new shower head a couple of
months ago.
-Largish living/sitting room with Virgin Media, DVD player, Wii etc...
-Cable internet
-Panel heating (during Winter months) in the early hours of the day.
-Good ventilation once a window is open in the bedrooms / bathrooms.
THE ROOM
To the right are photos of the flat and the room. Excuse the clutter
in the room. Our flatmate is in the process or sorting out his stuff.
The room is furnished, but if you have your own stuff, it’s not a big
deal to get rid of some of the furniture. At present, there is room to
move, but not enough to say setup a home office...
What comes with the room?
-Double Bed
-Wardrobe
-Potentially, a chest of draws
Again, the room does face Holloway Road. You will hear light traffic
but I have to stress that it isn’t really a bother after a week or so.
The window in the room does block out much of the sound.
THE HOUSEMATES
We are three guys (two British, one Aussie) that fall into the 28-35
age bracket. We all work full time at various hours of the day and are
pretty sociable on weekends. We see each other most nights to tackle
the world’s problems etc...
YOU... THE NEXT POTENTIAL FLATMATE
Whilst we are easy going guys, it is probably better to nut out in
point form what we are looking for:
-Male or Female around the same age
-Be friendly, self-sufficient and CLEAN!
-Give at least a 6 month commitment
-Non-smoker (preferred).
-Sociable. We all get on as we all engage with each other. We have the
occasional beer / Sunday roast which is great. If you are an absolute
party animal or on the other side, quite introverted, our flat
probably wont suit.
If you have your own bed / furniture and you end up moving in, please
tell us ASAP so our flatmate can move the unnecessary items.
POUNDS, PENCE & NEXT STEPS...
Upon moving in, you are required to pay £1200. It is is 1 month rent +
1.5 months bond.
Below is the breakdown:
Bond £712.50
Rent £487.50
Per month, the rent + expenses averages out to be approx. £530 - £550.
Winter months yield higher bills due to heating but never anything too
sinister. NB. Council tax is included in this.
Unfortunately, split bond payments etc... are not permitted as we have
to pass the bond onto our departing flatmate.
Again, our flatmate is moving out on the week starting Monday the 30th
of November.
