I just moved into the flat and it is through an agency, so your references need to be checked before moving in and they take £75 for it.

The rent + bills:
Rent is £585 pcm (=£135 pw) + council tax, electricity, gas, water, broadband/phone, i.e. the usual bills. Security deposit 5 weeks rent = £675

The room:
Spacious double bed room with good size built-in cupboard and wood laminate floor. Unfurnished.

The flat:
Spacious 2 bedroom flat with balcony, large living room with beautiful albeit non-working fireplace, kitchen (fits table + chairs), separate bathroom & toilet, balcony (fits table + chairs), wood laminate floors, gas central heating, TV with Freeview, broadband + landline will be installed within the next 7-10 days.

Location:
Zone 2, between Hackney Central and Hackney Downs stations, just off Amhurst Road. Superb bus and overground connections. Several shops, bars, cafes and a large Tesco right around the corner. 10 min walk to Hackney Downs park or London Fields park.

You:
A creative professional or otherwise creative-minded. Gays, gals and trannies preferred, but I'm flexible on this. Nice, reliable, relaxed, funny, clean.

Me:
Female fashion designer, 35. I've just moved into the flat and need to find a great brand-spanking new flatmate. I'm flat share experienced, relaxed, funny, easy to get along with, open-minded, all-round amazing and wonderful to live with. You would also be sharing the flat with 2 small very lovely cats. I travel quite a bit for work, so a bit of kitty care would be coming your way when I'm away - if you don't mind that is. For this you would have the luxury of having the flat all to yourself several weeks per year.

The room has cream walls, as does the hallway. As you can see the rest of the flat is crazily painted at the moment, bathroom and toilet are orange (yikes!) - I'm planning on painting everything except the living room off-white, but if you happen to love the colours I'm open for discussion.
