I moved in just over a year ago with the intention of staying long term but circumstances have arouse meaning I have to move to the US soon. The cost of building the soundproof booth and installing the extensive acoustic treatment + wood flooring in the unit was around £9,000 in materials (plus a whole lot of time/ work), so I am looking to recoup some of my costs by selling on the lease.
It's a great space that clients love working in and represents a great opportunity for anyone looking to start a small commercial studio or would also be fantastic as a personal studio/production space. The space has also been used for music technology education to which it is equally suited.

The Treatment – The room is acoustically treated with high and low bass trapping and mid-high frequency absorption to give a clean accurate acoustic.
The room is supplied with everything needed minus recording equipment - a custom studio desk with rack mount space, two other rack units, phone point/ Internet connection ( the building also has free wi-fi), leather sofa, lockable cupboard, 2 filing cabinets, computer desk, kettle, microwave, fridge/water cooler, TV, PS2, assorted lamps and a burglar alarm. Studio Isolation Booth
Dimensions - approx 10ft x 8ft, ceiling is 9ft
The Treatment - room is acoustically treated with deep bass trapping and mid-high frequency absorption to give a "dead" acoustic. The booth is extremely well soundproofed. Amply sized for drums, which sound nice and punchy in there.
The booth is equipped with a 24 way stage box connected to the control room. The multicore is supplied with 16 balanced XLR connections, and two trs jacks.
Location
The Chocolate Factory is 5 mins walk from Wood Green tube station (Piccadilly Line) and 10mins drive from the A406.
The Chocolate Factory building is open and manned by security 24 hours a day 365 days a year. The studio comes with 24 hour security controlled parking space.
The studio is located on the second floor behind 2 code locked doors and can be reached by either passenger or goods lift.

TERMS
The highest offer will secure the fixtures and fittings of the unit and secure the right to the lease with the buildings management.
I am accepting offers to secure the lease from me and would ideally look to get back what I put in but as time is a factor I am willing to accept less so am looking for offers of around £5500 upwards.
The fully inclusive rent is £605 pcm thereafter paid to the buildings management.
