~ The flat is in Zone 3 and 4 minutes walk from East Ham tube station.

~ Should the need arise, it is possible for you to leave at any time within the initial 6 month contract by giving a month's notice.
~ You'll have the option to extend the contract beyond 6 months should you so wish.

Room Description:
=============
The room is decorated white and has two large windows opening onto the front paved area. It is the largest room in the house and a really great size. A divan double bed is provided as is a wardrobe, chest of drawers and bedside table. Should you need extra storage space there is a large cellar contained within the property.

Terms:
=====
The room is £99 per week (£430 per month). This is inclusive of all bills . This covers all the usual utilities, council tax, TV licence, gas, water, electricity, toilet rolls and wireless internet. A one month deposit will secure the room for six months with the option to extend. Also, as mentioned above, within the initial 6 month contract you have the option to leave at any time with one month's notice.

The room is offered for single occupancy. Like most house-shares though, an occasional overnight guest isn’t a problem.

House & Location:
============
The house is a large Victorian house with a garden in a residential street a few minutes walk from East Ham high street. The area has an urban feel to it but is safe and pleasant. Also, several parks are within walking distance of Victoria Park and West Ham Park and there is a gym nearby.

Transport & Parking:
===============
The house is conveniently located for bus and rail. East Ham tube station (District Line) is 4 minutes walk from the door. Tubes to Mile End take only 12 minutes, so you can be in Central London with 40 minutes of leaving the house. There are bus stops for the 25 and 15 only a short walk away. Parking is free and is in a side street two minutes walk from the house.

Free street parking is available at the front of the house that can be obtained with a permit. This can be obtained from Newham council.

Flatmates:
========
The house has five bedrooms. Currently, four are occupied by existing housemates, we‘re all educated, professional types. It not possible to take either full-time students or DSS benefit claimants. We are welcoming and friendly but respectful of each other's privacy and space. Smoking is only permitted in the garden. As all the room are being used as bedrooms there is no communal living room except the kitchen, patio and garden in the summer) this has not proved to be a problem as all the rooms are large and airy

Who you are:
==========
Ideally, we're looking for a gay man to house-share with who needs to be reasonably clean and tidy and considerate to your fellow house-mates. Also it would be most handy if you were interested in gardening or liked gardening as the current housemates are not good at watering or tending the garden.
