At Gumtree we want to make sure that the site is as clean, friendly and usable as possible for everyone.

Where ads are removed by us we will, in most cases, refund your fees within 1 week from the removal of the ad. However, we reserve the right to remove ads without refund in cases where, in our opinion, the poster has regularly, frequently or deliberately breached posting rules and/or terms & conditions. Posters that regularly break our posting rules may find their future use of the site restricted.

General

• No duplicate ads
We only allow 1 ad for a particular item/ job/ flat etc. Please don't post the same ad (even if re-worded!) more than once either in the same category or across multiple categories. If there are a few possible areas for your ad then please choose the most relevant. Any duplicate ads will be removed and if you continue to post duplicates we may decide to restrict your access. If you want your ad to appear back up to the top of the listings then remember that you can simply repost it.

This also applies to posting the same ad on more than one Gumtree site - please see below.

• Post on your local Gumtree
Please post on the Gumtree site geographically closest to you. Ads will only be accepted that are geographically specific and locally relevant. If someone is looking for accommodation or a job in Manchester, for example, they would visit Manchester Gumtree. This local community approach is what Gumtree is all about.

• Post in the correct category
Please post in the correct category as it helps both posters in reaching the right audience with their ad and helps the users looking for something to find what they want. The category specific guidelines below indicate which ads we do and don’t accept in each category.

• No links to other classified/ property/ dating/ job websites
Please don't put a link in your ad to further details on another website. You should find everything you need on Gumtree to create a successful ad. You can:

* use as much space as you like in your ad
* edit your ad at anytime
* include photos or a YouTube video

...so there is no need to direct people elsewhere.

• No keyword spamming
Keyword spamming is the practice of listing lots of often irrelevant phrases or words in an ad purely in an attempt to have a better search ranking (e.g. lots of postcodes or locations). We don't allow this on Gumtree because it is very frustrating to our users to find irrelevant ads in their search results, it can make ads hard to read and it creates an unlevel playing field.

Gumtree reserves the right to remove any postings that we feel are not relevant, or of value to the Gumtree community, with or without notice.

Flat/ House Share

All of the “Flat/ House share” sections are for individual community members advertising their accommodation vacancies and not for commercial advertisement or promotion.

Flat/ House Share - offered
  • Professional landlords or agents may ONLY use the “Commercial landlords/agents offerings” section. Rule of thumb; if you live in the house yourself and wish to let a room within, you can advertise in “Flatshare offered”. If you do not actually live in the house, then these sections are not for you.

  • Rooms are categorized by the size of bed they contain, not by their size, which is why we ask you the size of the bed, not the size of the room, in the posting process. If your room contains a single bed, then it belongs in "single rooms" ONLY. If it contains a double bed, then it belongs in "Double rooms" ONLY. Double bed = double room - Single bed = single room. It doesn't matter how many people you wish to have in the room, as you can state this in the actual ad (There is a box you can tick should the room be available to couples).

  • If ads are indiscriminately posted in multiple, irrelevant categories, they will be removed

  • No links to other accommodation websites


Flat/ House Share – wanted
  • This section is for advertising wanted not offered postings. Any ad for a flat/ house share available should be posted in “Flats/ House Share – offered” section

  • This section is not for commercial advertisement or promotion, but for individual community members advertising their need for accommodation. We do not accept ads from commercial entities in these sections. Please feel free to post your ad in the "Property Services" section instead.

  • The Race Relations Act 1976 (as amended) in the UK makes it unlawful for a person to publish or cause to be published an advertisement which indicates an intention to discriminate against others on the grounds of their race, colour, nationality or ethnic or national origin. The Commission for Racial Equality has the power to take legal action against an advertiser or publisher of an unlawful advertisement. Where you are uncertain, the CRE are keen to assist and can be contacted at info@cre.gov.uk

Flats/ Houses to Rent

The “Flats/Houses to Rent” sections of Gumtree are for advertising entire flats or houses to rent. Rooms offered within a flat or house should be in “Flat/ House Share”.

Flats/ Houses to Rent - offered
  • Please ensure that each ad ONLY advertises one property.

  • Private home owners, Landlords and Professional agents are all welcome to use this category; however Professional Landlords and Agents must identify themselves by ticking the “Are you acting as an agent” box when posting their ad.

  • Professional agents who choose to subscribe on the London site may post multiple ads (in line with all other rules), as long as these don't exceed a reasonable number. We reserve the right to limit a professional agent’s ads per month, if, in our reasonable opinion, the professional agent is flooding the site with similar ads in order for their ads to stay at the top of the listings pages. Professional agents should use their judgement as to the frequency of reposting that is required and only repost as is reasonable both from the users and a commercial point of view.

  • No links to other accommodation websites in ads

  • In the posting form, we have specific fields for Price and Location. Please don't put locations or prices in the titles of postings. In the location field please just put the suburb, not the street address.

  • Please note that we reserve the right to remove ads without refund where these breach our posting rules and/or our terms and conditions.

  • This section is for advertising wanted not offered postings. Any ad for a flat/ house available to rent should be posted in Flats/ Houses to Rent – offered

  • This section is not for commercial advertisement or promotion, but for individual community members advertising their need for accommodation. We do not accept ads from commercial entities in these sections. Please feel free to post your ad in the "Property services" section instead.

Stuff for Sale

The “For sale” categories have been designed for private sellers and buyers ONLY. If you are a commercial retailer or conducting a business through your postings then please use the Business Services section.

Stuff for Sale:
  • Gumtree is not an auction site and we therefore request that ALL “For sale” ads contain a definitive price for the item. No ads stating “highest offer accepted” or “make me an offer”

  • No links to auction sites or links to your ad posted on another site. Remember, you can use as much space as you like and you can even include a photo, so there is no need to direct people elsewhere.

  • Tickets for sporting or music events at prices above or below face values must state the face value. We do not support ticket touts or scalpers and ads not containing the face vale of the ticket will be removed. We also do not accept ads selling tickets to free events.

  • It is illegal to resell any tickets to professional football matches occurring in England and Wales or involving English or Welsh teams playing outside England or Wales. Please contact the FA, or the relevant Football club directly for information on exchange options available to you.

  • It is illegal to resell any rail tickets in the UK (including Eurostar tickets), unless you are an official distributor. We therefore do not allow any postings advertising the sale of these tickets. Please contact the relevant rail carriers directly for information on exchange options available to you.

  • We do not allow postings advertising the sale of ANYTHING illegal including the following:

* Drugs
* Weapons
* Football tickets in England or Wales (see above)
* Eurostar or UK Rail tickets (see above)
* Obscene, erotic items/material
* Cigarettes or tobacco products
  • No wanted ads, these should be in ‘Stuff Wanted’

  • No pet ads – please see the Pets section under Community

  • Ads only for stuff wanted not ads for sale!

Freebies:

This section is for individuals who are genuinely and legitimately giving their items away to other community members.
  • We don’t accept commercial or private offers of services.

Friends/ Dating (e.g. Friends, Girls seeking Guys etc):

• **This section is strictly for people OVER 18 years of age**
• No casual ads. These should be in the “Casual Relationships” section
• No links to your profile on another dating site, remember you can add photos to your ad on Gumtree
• No nudity photos
• We do not allow postings advertising the promotion of anything illegal or inappropriate, including:
* Prostitution
* Adult movie recruitment
* Escorts
* Massage services

Casual Relationships:

• **This section is strictly for people OVER 18 years of age**
• We do not allow phone numbers in the casual relationship ads to avoid mis-use/ pranks
• We do not allow postings advertising the promotion of anything illegal or inappropriate, including:
* Prostitution
* Adult movie recruitment
* Escorts
* Massage services

We note ALL IP addresses of people submitting ads to Gumtree (so there are footprints), and if you abuse this system we will take appropriate action.

Jobs

  • Each job posting must advertise an individual (one vacancy only) and specific position. Generic postings advertising multiple vacancies or employment services are not allowed except in the Training courses/Open Days category.

  • We ask ALL posters to keep their job postings within the guidelines set out by the UK Equality and Human Rights Commission. In particular please note Guidelines on Race and Guidelines on Gender. See below for more details.

  • Each job posting must be written in English.

  • Agencies must clearly identify themselves

  • Ads for training courses or open days may appear only in the training courses/open days category.

  • We do not accept postings which require candidates to send money or stamped addressed envelopes to gain further details of the positions.

  • We do not accept “commission only” jobs, "multi-level marketing (MLM)" jobs or “work from home” jobs.

  • We do not accept postings that advertise pyramid selling, or multi-level marketing schemes.

  • We do not accept postings that contain links to other websites that offer the user job posting facilities.

  • Job postings should be placed in the category which most closely relates to the actual nature of the vacancy rather than the nature of the employer or industry. If you are unsure post in the 'General Jobs' category.

  • We ask that all fields in the Job Posting Form be filled out correctly. EG: The “posting title” field to only contain the vacancy title and no location, contact or company details.

  • We do not accept postings that advertise for models or actors (either male or female) using generic (hotmail, yahoo, gmail, etc) email accounts and/or mobile phone numbers. These posters must include a registered agency email address and land line phone number.

  • We do not accept adverts for Escort/Adult industry work.

  • We do not accept job adverts for medical trials of any kind.


In particular please note:
• The Race Relations Act 1976 (as amended) in the UK makes it unlawful for a person to publish or cause to be published an advertisement which indicates an intention to discriminate against others on the grounds of their race, colour, nationality or ethnic or national origin. The Equality and Human Rights Commission has the power to take legal action against an advertiser or publisher of an unlawful advertisement. It is also unlawful, when advertising job vacancies, to indicate an intention to discriminate on grounds of sex, marriage or age. Where you are uncertain, the EHRC are keen to assist and can be contacted via a helpline.

We reserve the right to remove ads without refund where these breach our posting rules and/or our terms and conditions.

Business Services

The “Business Services” sections are for businesses and commercial entities to submit postings advertising their services.
  • These sections are not for recruitment ads

  • Please avoid putting your phone number in the title of your ad as it makes the ads very difficult for users to read

  • Postings advertising Massage Services must include relevant qualifications and state that they are not offering a sexual service. We don't allow ads for tantric, sensual or naturist massage. Photos must not include people. We do not accept ads which state a preference - services must be offered to both genders.

  • We don't allow duplicate ads (multiple ads advertising the same company’s services). Duplicate ads are extremely frustrating to our users, as they bring no value to the categories in which they appear. Please post no more than one ad advertising your services. The repeated posting of multiple, duplicate ads may lead to a complete deletion of ALL of your ads and restriction of your use of Gumtree.

  • Ads offering financial services must use a valid business email address and contain a valid business landline number
